The Law: What West Midlands Landlords Must Do

The report grades any issues found using a coding system: C1 (danger present — immediate action required), C2 (potentially dangerous — remedial work within 28 days), C3 (improvement recommended) and FI (further investigation required).
Your Legal Obligations as a West Midlands Landlord
An EICR must be carried out at least every 5 years for all private rental properties in England.
A copy of the EICR must be provided to new tenants before they move in.
Existing tenants must receive a copy of the EICR within 28 days of the inspection.
A copy must be provided to the local council within 7 days if requested.
Any C1 or C2 issues must be remedied within 28 days (or sooner if specified in the report).
Written confirmation that remedial work has been completed must be provided to tenants and the council.

If your rental property receives a C1 or C2 code on its EICR, you must carry out remedial work within 28 days (or sooner if specified). We carry out all C1 and C2 remedial work ourselves — one company, full accountability. Once remedial work is complete, we issue a satisfactory EICR certificate.
If you fail to carry out remedial work within the required timeframe, your local council can carry out the work themselves and recover the costs from you — in addition to imposing a fine of up to £30,000.
