Do You Need a Full Rewire? A West Midlands Electrician's Guide

A full house rewire is one of the most significant electrical jobs you can have done. But how do you know if your West Midlands property actually needs one? Our NICEIC-approved electricians explain the warning signs, costs and what to expect.

What is a Full House Rewire?

A full house rewire involves replacing all the fixed electrical wiring throughout your property — from the consumer unit (fuse board) to every socket, switch, light fitting and circuit. It's typically required when a property's wiring has reached the end of its safe working life, or when major renovation work is being carried out.

7 Warning Signs You May Need a Rewire

Old rubber or fabric-covered wiring

If your property has rubber-insulated or fabric-covered wiring (common in pre-1960s homes), it should be replaced immediately — the insulation degrades over time and becomes a serious fire risk.

Frequent tripping circuits

If your circuit breakers trip regularly without obvious cause, this can indicate overloaded or deteriorating wiring that needs professional assessment.

Burning smell or scorch marks

Any burning smell from sockets, switches or the consumer unit is a serious warning sign. Switch off at the mains and call an electrician immediately.

Flickering or dimming lights

Persistent flickering or dimming lights — especially when appliances are switched on — can indicate loose connections or inadequate wiring.

No RCD protection

Modern consumer units must include RCD (Residual Current Device) protection. If your fuse board has old-style rewirable fuses, it almost certainly needs upgrading.

Property over 25–30 years old

Electrical installations have a recommended inspection interval of 10 years for owner-occupied homes. Properties over 25–30 years old without a recent EICR should be inspected.

Major renovation or extension

If you're extending your property, converting a loft or undertaking major renovation work, it's often the ideal time to rewire and future-proof your electrical installation.

What Happens During a Rewire?

  • A new consumer unit (fuse board) is installed with full RCD protection
  • Second fix: All sockets, switches and light fittings are connected and fitted
  • Full testing and inspection of all circuits
  • Electrical Installation Certificate issued on completion
  • Work notified to Building Control where required
