Electrical Safety Checklist for West Midlands Homeowners
Electrical safety is not a one-time job — it is an ongoing responsibility. Use this practical checklist to keep your West Midlands home safe, compliant and free from hidden electrical hazards.
Monthly Checks
Press the TEST button on every RCD to ensure it trips correctly
Check all smoke and heat alarms are functioning (press the test button)
Look for discolouration, scorch marks or cracks around sockets and switches
Ensure outdoor electrical fittings are undamaged after bad weather
Annual Checks
Book an EICR if your property is a rental or over 10 years old
Have fixed electrical installations inspected by a NICEIC approved electrician
Test and inspect portable appliances if you run a business (PAT testing)
Check that your consumer unit is dry, clean and free from dust build-up
Before You Buy or Sell
Request an EICR from the seller if buying a property over 10 years old
Check whether the consumer unit has been upgraded in the last 10 years
Ask for certificates for any recent electrical work (rewires, extensions, new circuits)
Verify that all notifiable work was certified and building control notified
High-Risk Signs
Fuses blow or breakers trip regularly without obvious cause
Lights flicker across multiple rooms (not just one bulb)
Switches or sockets feel warm, buzz, or emit a burning smell
You still have an old fuse box with rewirable fuse wire instead of MCBs/RCBOs
When Should You Get an EICR?
Homeowners
Every 10 years
Or when buying / selling
Landlords
Every 5 years
Or at each change of tenancy
Businesses
Every 5 years
Or as required by insurer
Caravans & Pools
Every 3 years
Higher risk environments
